KVN Construction can install whatever roofing product you want, but our recommendation for most roofs is Malarkey roofing products. Malarkey is based in Portland – and we like that – but that’s not why we choose to use them. We use Malarkey because they are very cost effective and they tend to last the longest. Malarkey typically has very few problems. We avoid products that have problems or lawsuits – which is why we choose James Hardie for siding products – and Malarkey for roofs in the Northwest.
We also do Certainteed roofing installation, Owens Corning roofing installation, and GAF roofing installation, and will help you with most other products. No matter what type of roof you have, we can replace it with composite or torch down roofing.
Portland, Oregon is not kind to 3-Tab roofing, and we are frequently asked to repair a lot of it. Typically within 10-15 years of installation, we start seeing problems such as water leaks or parts of the roof blowing off in storms.
We can sometimes repair it, but usually we look to replace it or add another layer. Some roofing contractors will installing 3-tab roofing with staples instead of nails, which can lead to the roof flying off in severe wind.
Multiple layers of roofing can also causes serious issues, especially if you have a low pitched roof. Sometimes people will not fix the original problem and try to cover it up with another roof. This can work, but if there is a leak, it will only compound the problem.
If water gets under the top layer of roofing on a low pitched roof, it can puddle up in there, which can cause significant mold and/or sagging. Try to avoid adding layers unless you have a high pitched roof and you’re very confident in the product that’s going on top.
Although adding layers can save you money in the short term, it’s a risky strategy in the long-term, and we typically recommend replacing the roof that is causing problems.
Roof replacement is usually necessary if you have bad ventilation in your house. Ventilation is a critical component of roofing and it’s one of the most common issues we see. Typically, we recommend one vent for every 200 square feet of roofing. So if you have 30 squares of roofing (roughly 3000 square feet), you should have 15 vents.
If you don’t have enough vents, your house will have all sorts of moisture, with no release valve to let it all out. Little blocks called birdblocks can be enough to allow your roof to breathe, but unfortunately we do not see them installed in every roof.
Signs that your roof doesn’t have the proper ventilation are soft spots on the roof (although it’s hard to tell without being up there, which is rare for most people!), paint peeling on the ceiling or walls, or water stains on your ceiling. If you have those issues, give us a call immediately because there are likely some water issues in your roof or attic.
Vaulted ceilings are one of the main features that need to have proper ventilation. It’s very important to prevent heat from building up underneath the roof and interior drywall finish. We can help install rafter vents or ridge vents to make sure you have the proper ventilation on vaulted ceilings.
We can repair most minor leaks. Sometimes we’ll get calls about leaks and find out that a homeowner will need an entirely new roof, but a lot of the time we can fix the one problem area. Usually when there are leaks, there is an issue with the flashing around the chimneys or gutters. If that’s the case, we can usually remove the section around the problem area and install better flashing and put the original materials back on.
The proper way to install shingles is very important too. Having a properly installed water resistant membrane is very important, especially for low scoped roofs. You need to have an ice and water shield (especially in the Pacific Northwest!), and there are many common issues with waterproofing that can be devastating if not installed properly. If you’re having any water issues, we can identify the issue and let you know exactly what needs to be done.
Water is vitally important to keep out of your house and proper flashing is the best way to solve it. KVN only puts experienced professionals on your roof that know exactly how to manage the water that will land on your roof. Many roofers or architects will even hire a waterproofing consultant to make sure water doesn’t enter the house. We only have the most experienced professionals watching over the waterproofing because water will follow gravity and if your flashing isn’t set up to follow that same path, even a minor mistake can be costly. Our attention to detail in this area is unsurpassed.
